Expert analysts and international media profiles real estate in Costa Rica will continue to rise.
A stable economy could yield him fruits to Costa Rica in the goods market roots, experts predict that there will be an increase in real estate sales in what has been a market slow, it would however approximate a wave of sales.
"After a successful close in 2012, this year (2013) seems to be a great start with houses of Costa Rica to draw attention to the Web sites of real roots throughout the country, $200,000-$ 450,000 of points of sale at the price," advises The Tico Times, a newspaper in English language in Costa Rica.
"The market is definitely gaining steam," noted Chris Simmons, broker/owner of Remax Ocean Surf Realty in Tamarindo. "Sales in the last year were higher than in the three previous years combined. They are selling properties that have been for 2 years without tenders and there is a growing urgency in the market."
The positive side was that more foreign investors are owners of their property for what the country did not see the same disastrous situation of foreclosure who experienced the United States and other global markets where the properties were heavily mortgaged. As a result, the recovery has been less complicated that in economies that are overwhelmed by the high housing debt.
The increase in sales seems to be due to several factors. The stabilization of the housing market in the United States is having a positive impact in Costa Rica, and condominium sales. Thus, tourist arrivals constantly increased in Costa Rica from 2010 so more potential buyers have the possibility of knowing firsthand the market in Costa Rica.
According to the Tico Times, "people around the world want to buy properties in Costa Rica. The Americans who come to visit and fall in love with the country and South Americans trying to protect their fortunes of questionable Government policies in their own countries are foreign property investor’s most common roots.
To these groups can now add a class newly empowered and ambitious young professionals in Costa Rica and the emerging Russian and European investors. Together, these groups form a demand of changing market of real roots of Costa Rica.

Costa Rica ranked fifth favorite country for U.S., Canadian retirees


Expats cite universal healthcare system, stability, climate and proximity with the U.S. as main reasons for chosing the country.
A study carried out by expat-focused “International Living” magazine shows Costa Rica is among the top five destinations for U.S. and Canada retirees.

costadevelopers.comIts "Annual Retirement Index 2013" listed the 22 best places to retire. Editors analyzed data and information from correspondents in the countries most popular with U.S. and Canadian retirees to compile the results, which were based on a host of categories: cost of living, climate, property prices, healthcare, ease of integration, retirement infrastructure, entertainment and amenities and special benefits for retirees.

In the country’s analysis the magazine summarizes Costa Rica’s position as a result of comfort and community.

The report cites testimonies from expats who claim that “Costa Rica’s universal healthcare system (which provides world top class -and cheap- services), the nation’s stability, the proximity with the U.S., great climate conditions as well as an active expat community” are some of the main reasons to enjoy living here.

Ecuador tops the list followed by Panama, Malaysia and Mexico.  Other region's countries that made list were Nicaragua, which ranked 12, Honduras 20 and Belize 21.

Buying A House On A Costa Rica Beach | Costa Developers



Imagine waking up and looking out your bedroom window to see the calm blue waters from your beachfront home in the Central Pacific coast of tropical Costa Rica. Isn’t it a dream to contemplate?
Because we know that you’re tempted to run off right this minute to buy your piece of beachfront property, we want to let you in on some important legal matters that you have to be aware of before you buy.
Beachfront property in Costa Rica is regulated by the Maritime Terrestial Zone Law, if you’re planning to buy a piece of land near the beach you’re going to have to know what constraints and rules you have to follow under this law.

The Maritime Terrestial Zone is the 200 meters inland zone measured from the coastline.
The zone is divided into the public and restricted zones. By law, all beaches are public;the first fifty meters measured from the median high-tide line (public zone) is off-limits to private ownership. For the remaining 150 meters (restricted zone) you can “lease” a piece a property under what’s known as a concession.

These concessions are given for a period between 5 to 20 years, and this time period is generally renewable if approved by the ICT (Costarican Institute of Tourism) and the local municipality.
If you’re not a costarican citizen, you’re not eligible for a concession unless you’ve lived in the country for a minimum of 5 years. You can in theory still qualify for a concession if you lease the property using a costarican corporation, however make sure that 50% of the company’s shares is owned by costarican citizens.

The process can be tedious, you should expect it to take six months for everything to go through. Our best suggestion is to work with a local lawyer and a reputable property developer.
